Alternative income documentation for eligible self-employed borrowers.

Overview

Some specialty lenders assess self-employed income using an eligible history of bank statements. They analyze qualifying deposits, exclude transfers and other ineligible funds, and apply the required treatment of business expenses. Total deposits are not automatically qualifying income.

Documentation periods, expense calculations, pricing, and reserve requirements vary. Non-QM means a loan does not meet the Qualified Mortgage definition; it does not by itself waive applicable ability-to-repay rules. Compare standard documentation options as well.
