Overview
A no-ratio loan skips the income calculation entirely. There's no DTI ratio computed, no income documentation required, no employment letter. Qualification rests on credit, down payment, asset reserves, and the property itself.
These loans serve borrowers whose income is real but very hard to document — for example, complex business structures, high-net-worth borrowers with irregular distributions, or buyers in transition between businesses. Down payments and reserves are higher to offset the lighter income picture.
